PHASE 1 - PRE-DESIGN • Data Collection and Field Documentation
1. MEETING #1: Discuss and outline client's needs, goals, design objectives and construction budget
2. Visit project site to evaluate building location, drive location, site elevations,
exterior spatial relationships, site/building flow, site features and views
3. Review applicable ordinances and codes
4. Identify boundaries and limitations in which the design may develop
(may require boundary and topographical survey)
PHASE 1 - PRE-DESIGN • Programming
1. Analyze requested space and diagram our understanding of the owner's
goals and intentions
2. Establish the exterior and interior spatial needs
3. Start creating diagrammatic building plans, elevations and/or sections to
understand how they relate to the site and to each other
PHASE 2 - PRELIMINARY DESIGN • Development
1. Develop rough sketches of floor plans, exterior elevation and site layout
2. Monitor preliminary designs impact on established construction budget
3. MEETING #2: Present preliminary design to client for review and approval. Begin
specifications outline with client. Discuss designs impact on construction budget
4. CLIENT'S APPROVAL OF PHASE 2 AND APPROVAL OF OPTION TO PROCEDE
PHASE 3 - DESIGN DEVELOPMENT
1. Create scaled drawings
2. Fine-tune specifications outline
3. Monitor design's adherence to construction budget
4. MEETING #3: Present plan design, specifications and impact on construction budget
5. CLIENT'S APPROVAL OF PHASE 3 AND APPROVAL OF OPTION TO PROCEDE
PHASE 4 - CONSTRUCTION DOCUMENTS
1. Prepare final drawings and specifications
2. Monitor design's adherence to construction budget
3. MEETING #4: Review construction drawings and specifications
4. CLIENT'S APPROVAL OF PAHSE 4 AND APPROVAL OF OPTION TO PROCEDE
PHASE 5 - BIDDING
1. Obtain bids from subcontractors/suppliers based on final construction documents
2. Assemble bids and create construction contract proposal
PHASE 5 - NEGOTIATION
1. MEETING #5: Meet and review proposed construction contract/options with client
2. Adjust and re bid contract to reflect negotiations from contract presentation meeting;
if required
3. MEETING #6: Meet and review revised construction contract
4. CLIENT'S APPROVAL OF PHASE 5 AND APPROVAL OF OPTION TO PROCEDE
